"The premises herein described shall not be conveyed by the grantee or by any successor in title of the grantee to any person who is not a Caucasian neither shall the premises herein described nor any improvement thereon erected be occupied by anyone who is not a Caucasian, (excepting, however, persons employed as servants of any Caucasian)"
