"No lot or lots in this subdivision or any interest therein may at any time hereafter be sold, conveyed, leased, or transferred by grantee or grantees or by any successor or successors in title of a grantee or grantees; either voluntarily or by operation of law, to any person who is not a Caucasian, nor may any lot or lots or any improvements erected thereon at anytime hereafter be occupied in whole or in part by any person who is not a Caucasian, excepting however, persons employed as servants by Caucasians residing on said premises"
