"It is an express condition of this plat that the premises herein described shall not be conveyed or leased to any person who is not a Caucasian; that neither the premises herein described or any improvements erected thereon shall be occupied by a person who is not a Caucasian; and that in the event the premises hereon described shall be conveyed or leased to any person who is not a Caucasian, or in the event that said premises or any improvements erected thereon shall at any time be occupied by a person who is not a Caucasian, the last deed in the change of the title shall forth with become null and void and the property herein described shall forthwith revert to the grantor, provided however that such reversion shall be subject to any then existing encumbrances."
